Below are some of the matters that, you, as a landlord need to consider:
1. Does renting your property make financial sense.
There is a lot of work involved, and you are unlikely to have the time or expertise to deal with it. There is a considerable amount of legislation which can be a minefield. Seekers provide the expertise to deal with all legislation and assist you in returning a profit. We will ensure you achieve the maximum rent for your property.
2. The Yield
The all-important question that a landlord needs to know! The simplest way to calculate your rental yield is to divide the amount you paid for the property by the amount you’ll receive in yearly rent. For example, if you paid £100,000 for a flat and received £ 200 pw in rent then the annual rent you will receive will be £10,400.
This means your yield would be 10.4%
3. Consider the tax implications
We can introduce you to expert advisors who will advise you items you can offset against tax, and advise you of your particular circumstances.
4. Ensure your property is a tempting proposition
Consider being flexible with your requirements, and avoid placing unnecessary restrictions on children and pets unless there is a real reason to do so.
5. Make sure your home is safe to be rented out
You may need a gas safety certificate or an energy performance certificate. The wiring may need to be checked and fire detectors installed. Seekers can arrange all this for you.
6. Talk to your insurer.
You are responsible for building as well as your own contents insurance. It is recommended that you have rent guarantee insurance. It will not surprise you to know that Seekers can arrange specific landlord policies to cover all these issues!
7. An adequate deposit is essential.
The deposit needs to be lodged with a landlord deposit scheme. Seekers use ‘The Tenancy Deposit Scheme’.
8. Chose your agent well.
At Seekers our staff are all passionate about property and looking after the needs of our client. We carry all the relevant insurances such as Client Money Protection.
