  • We subscribe to a Client Money Protection ( CMP ) scheme. This protects all your money. Many agents do not arrange this cover.

The Tenancy Deposit Scheme

In 2004 the government passed a housing act which made it legal for all agents and landlords to protect tenants deposit.

We are members of the TENANCY DEPOSIT SCHEME. Unless you are advised otherwise your deposit will be lodged with this scheme.

Within 30 days of commencement of the tenancy we lodge the deposit. You receive a certificate of registration. Further information is given to you at the time you commence the tenancy. Seekers employ an independent inventory company to prepare a full inventory on commencement of the tenancy. This is mutually agreed between yourself and Seekers. At the end of the tenancy this inventory is the document which is checked against the condition of the property at termination of the tenancy.

From the comparison between the beginning and the end will give a recommendation as to whether the full deposit is returned or there are costs to the deposit.

Our hope is that we can advise you that we are happy with the closing inspection and that you will have your deposit returned.

In the rare occasions there is a dispute the” TDS” will make a decision based on the evidence supplied by both Seekers (or the landlord) and the tenant.

Reporting a Fault !

“4 hours a day 7 days a week you can report a fault. We have a fault tab on our web site. This is a, frankly, state of the art system which enables you to provide detailed information of the fault and even upload a photograph. This system ensures that issues can be rectified with relative ease, that contractors can obtain the correct parts and materials. Where possible we will advise you of easy self -repair remedies. Our system is available in over 40 languages to make it easier for you- our tenant.

Contents Insurance

It is important to realise that the landlord’s insurance does not cover you. You are responsible for your own contents insurance.

The landlord does insure the property and also advises the insurance company that the property is tenanted.

Seekers insist that tenants have valid contents insurance at commencement of the tenancy.

We can recommend a policy that covers both contents and accidental damage.

Seekers trained negotiators will explain the process form applying for a property to your move in date. Our systems are second to none, we use up to date technology at all points of the process. All forms and contract can be completed on -line at your convenience. You do not all need to be in the same place or indeed the same country to complete your application!

The following check list may assist.

To secure the property you need to pay the holding fee for everyone who is over 18 years old.

Completed application forms need to be received

References are submitted. You will be kept advised.

Once satisfactory references have been received we will confirm the move in date.

An Independent Inventory is prepared.

All legal documentation is forwarded electronically ( hard copies by request). These are for you to read and sign on-line.

Prior to move-in the remaining monies owed must be paid in cleared funds.

You arrange to collect the keys !
