So you have decided to buy - we can help whether you are a first time buyer, moving up the property ladder or an investment buy-to-let Landlord. The process is much the same.

This is a simple guide highlighting the most important points. Seekers Property Professionals are here to help you answer any questions you may have.

  • Work out what you can afford for a property. If you are not buying for cash you will need to speak to a Financial Advisor. We can recommend an Independent Financial Advisor, if you do not have an existing arrangement with an advisor.
  • The Financial Advisor will search the mortgage market for a mortgage product that will be suitable for your individual circumstances. You may receive a mortgage agreement certificate. You can now view properties and be taken seriously.
  • Should you have a house to sell, it is best to place your property on the market and obtain a prospective buyer. Now you can proceed on a purchase. Buying a house can be stressful. Don’t add to the stress by losing a property you want to buy because you have not got a buyer!
  • Decide where you want to live then find your ideal property. Visit the property at different times and on different days. If you commute to work, visit at the hour you would travel, do not just visit on a Sunday. Decide on the type of property (i.e. Flat or House, Rural or Town).
  • Viewing properties. Viewing can be over quickly. It is essential you know what you are looking for in the property, before you reach the front door. You may be viewing several properties, it is easy for it to become a blur. Do not be shy about asking if you can take photographs or even a video.
  • Once you have decided on a property, make an offer. Statistically speaking, it is generally the 3rd offer that is accepted.
  • Once an offer is agreed you need to instruct a Solicitor or Conveyancer. Seekers can recommend an excellent local firm. Cheapest is not necessarily best, as you need to be able to have access to your Solicitor or Conveyancer. Avoid online-only firms.
  • Moving Day! An Exciting time, but it can be stressful. The trick is to be organised with all your proverbial “ducks in a row”. Your new house will feel like your new home in no time.
